This project consisted of the redevelopment of the existing American Standards Plumbing Factory (circa 1910) into a 450,000 SF Class A office complex for Preferred Real Estates (PREI). Our firm provided design services in order to upgrade the existing site related to engineering services. The challenge in revitalizing this site mainly revolved around environmental concerns related to previously contaminated areas that had since been closed via state approvals. It was necessary for our office to carefully consider design elements in order to coordinate the current stormwater management and design requirements with the limited disturbance allowed due to the previously mentioned environmental contamination closure criteria. Our firm provided services related to subdivision of the overall tract, stormwater management design, water and sewer infrastructure designs, reconstruction of existing parking areas, circulation plans, and coordination with the William's Gas Co. related to an existing 36" transcontinental gas service which crossed the subject lot.
